TBH ink of all the large builders who could take advantage of this as well as people buying homes and being fraudulent with saying they are owner occupied.I am not a fan if tinkering with the real estate market, let it take its natural course which is slow moving but like anything it always moves to a normi also don't view it as interest rate jail I view it as interest rate heaven because those who have the low rates are in utopia compared to others and they don't want to leave a good thing.

Typically, the adjustments I see on appraisals for basements are more flat rate adjustments. 10k is usually the number I've seen.What stinks is that there are a couple of model types that have below grade space where the builder, I'm sure, was trying to lower the taxes by having it below grade so the county wouldn't count that space in the assessment.

Please see the rough numbers below :Tear down house price 350k,Construction cost 165 sqft * 2 build=627k too much for the land unless your exit is 3 million. don't reinvent the wheel. no single family home builder is paying 300k for land. that's miami florida prices where I live. we buy land 50k and under in Columbus Ohio. keep land at less than 10% of after built value.

Also know that building a home seldom goes as expected - I have relatives that just built a nicer house… they thought it would take 9 months… it literally took 18-24 months between delays in permitting and the builder just not being able to get it done in a timely manner - often due to sub-contractor issues.
