One tenant is moving in with friends (he did ask if I had a 3-4 bedroom and I have several but neither will be ready in time) and the other tenant just had a baby so I don't know if she's moving in with her boyfriend or what's going on but sadly things like this will occur more and more often in this economy. 

She was 18 and her boyfriend was selling drugs and she was living in the house with him, so she was charged. 

A married couple in their 70s that have previously owned homes for 40+ years and are now retired with no debt, no kids, and 50 years experiene as adults should not be looked at the same as a boyfriend/girlfriend in their early 20s that have never owned a home or rented together before, still paying student loans, living paycheck to paycheck, and financing that 2018 Dodge Charger in the driveway.

This isn't common but we have had the following happen: former tenants, boyfriends/girlfriends staying after the lease holder left, family/friends of a neighbor in a multifamily situation, former owner or owners family after a foreclosure. 

My lease states that I can file a landlord tenant complaint without providing notice to quit - if the tenant vacated the property but left me with a squatter (ex boyfriend) that won't leave the unit - would the clause i have in the lease still follow along the same lines for this squatter?

Visits by service folks were for a clogged shower drain ($75), a problem with the fridge (user error, $75) and replace a broken toilet seat (free, boyfriend of cleaner knocked it out.

I am pretty sure his response would have been different had I brought my boyfriend along.
