Hi @Sean Hudgins- I own a small, boutique property management company that focuses on larger homes in Massanutten and Wintergreen, but I actually took on a 7 bedroom, 4th row property in Sandbridge this past January. 

Hanging my license with a boutique real estate office that would embrace real estate investing and allow me to wholesale would be ideal. 

Banks were renting spaces to get business back in the 20s, hence commercial, and they rented to clothing, shaving, and shine boutiques and whoever else wanted to pay for a space.Some banks will treat anything over a single-family home as a type of commercial property as you are technically renting space as commercially defined.
