We renovated the SFH and converted the garage to a 2-bed ADU.

I like the garage conversions for ADUs since you can typically complete a 1-bed, 1-bath conversion for around $90K–$110K.

The property is a 3 bed 2 bath.

Spa-like bathrooms, high-end bedding, statement decor, and concierge-style extras (welcome baskets, in-house spa services, etc.) help justify premium rates.4️⃣ Adventure Travelers – They want gear storage, outdoor-friendly spaces, and rugged yet stylish design.

If you have four 2-bed/1-bath units with the same appliances, split it four ways and call it a day.

If the area is known for a good school district you won't want 1 bed places.

But I likely wont keep a german shephard in a 700sqft 2 bed 1 bath.

Last month, I pulled the trigger on getting my first real estate property ever and decided to go with a 4 bed, 2 bath new construction to limit all the variables involved since I am still in college.

houston is probably similar pricing to Columbus Ohio but way worse zoning laws. we take 20% on top as a GC and a guaranteed fee agreement. our contracted new construction projects recently:Single family new build spec home: 1513 square feet with 3 beds 2.5 baths 1 car attached $275000 approx $182 a square foot if calculated using heated square feet which means our cost is $145 a square foot. 3 unit / triplex new construction: 2008 square feet 2 bedrooms 1 bath per unit or total 6 bedrooms 3 bathrooms with 3 off street parking spaces. contracted build cost $395,000. no garage on this and better economies of scale with shared roof, slab, etc. $192 a square foot hard cost with our cost running approximately $157 a square foot.
