Drafting an entirely new agreement often re-starts the negotiation, which is worse than trying to work within the seller's faulty drafting framework, so we end up having to try to create a saleable piece of artwork out of garbage.

I would add a bit more artwork to the bedrooms.

Normally I would say add some more artwork to the walls to give it more color and pop, but it might not be necessary seeing as you have a short stay long term rental now. :)
