Incidentally, what I posted is how home loans work in most countries on the planet, the kiddy-glove 30YF is the exception globally, not the norm.For a new and inexperienced developer, banks don't currently have appetite, so model your numbers on a hard money loan at 12% to 15% (I do not offer these).

An Architect can look out for your best interest in the project plus can bring all the Engineers necessary for the build (Civil, Structural, MEP, Sprinkler/Fire suppression, etc.)As far as the build itself, if it's in an established city or town on a tax lot, then you'll need to go through the design and permitting process, gain zoning approval if necessary, and then build up from there.

That doesn't turn around overnight, it takes years to rebuild.Given the less competition and the lower appetite for risk the remaining carriers have, I think we're going to continue to see some big premium increases for the next few years, especially for those people with claims on their records.

These lenders have to package these loans together and sell them on the secondary market to recoup their capital, and I would say that there's much more of an appetite with secondary market investors for loans with prepay penalties than without.
