I have a master "Rent Paid Checklist" for every month on Google sheets and Rent Rolls, a master Lease Anniversary List, and a monthly to-do list to make sure I don't forget to pay the mortgagees and such alongside a month-specific to-do list I add on to not forget to pay taxes or that Suite 205 said they are moving out at the end of the month.

Congratulations and shout out to my client's for earning Superhost status well within their first year anniversary of acquisition. 

As a general rule of thumb, you should treat them honestly, fairly, and equally.I don't buy my tenants cards or celebrate their anniversary or put flowers on the counter for their move-in day.

They are not cheap and obviously require some kind of cellular plan, but I was able to get them to work using Mint mobile (you need a phone to activate the sim card on first, like an old iphone) Ive had 3 of these up watching a property in Cleveland, OH for well over a year, and Ive only had one issue where I needed to go check on the camera itself, (the plug for the solar panel came disconnected and just needed plugged back in) This camera in particular is nice because its actually 2 lenses that capture the full 180 degrees, so one cellular plan for "2" cameras.

But through experience, some tend to slip through the cracks as everyone's insurance requirements and anniversary  dates vary across the portfolio. 

If my kitty was fat enough, I'd take 5% any day and throw my laptop and iPhone in the trash, sleep till 10am and play guitar with my amigo's haha

If you have an iPhone, there is a way to make your own "Contact Card" in the Contacts app: I normally add my cell, email, and company there; list your "Company" as "Investor".

I think that it'd be a great selling point as a cheap anniversary retreat or a weekend getaway for a couple.
