If the tenant will not grant access, your state certainly has laws on the books that provide the seller with the ability to post a notice in the door and come with law enforcement ad a locksmith to gain access.

I restate all of the critical information that I know they will be asking about (even though I put all of that same information in my ad) as well as include my rental criteria. 

@Ada Tor I would recommend a personal umbrella policy of at least $1M. 

This has made my marketing a lot more time intensive as I end up cut/pasting my carefully crafted ad as a personal reply to every single email I receive from that site. 

STRICT compliance with ADA is imperative, and additional 'comforts' including elevators would be almost definitely necessary.

@Damon Saxton You could ad a picture and have some properties with some reviews.
