I'd say the majority I've found are for accredited investors, though I know there are a few that are open to everyone.

The only drawback is that the fund  is only available to accredited investors. 

Maybe a family who homeschools or would like a hobby farm. 

I am NOT accredited (a stipulation I think is BS BTW).

Leave credit cards at home in the freezer in a bag filled with water that has frozen over....lolAmazes me how many people fall for these types of programs.When I buy NNN properties either my buyers wanting to own direct and I find the property or whether they are accredited LP investor on my syndication deals they learn with me while they INVEST CAPITAL to own fully themselves or a piece of the deal. 

@Dennis BoettjerI know a guy who does this with note investing and has a min $5000 investment and is open to non accredited investors.

I have spoken to my CPA about forming an opportunity zone fund and he made it sound like I had to be an accredited investor and have capital gains to use to create the QOZ Fund.

@Josh LemonsThey have a regulation A offering which is open to accredited and non accredited investorsThe great thing is they have to submit their offering circular and have it qualified by SEC as well as submit financial information etc.All this means is the information is readily available and if you do not understand it then I recommend engaging an attorney who can interpret it.
