He said a letter he received from the chief financial officer of Caribou Coffee that said they would only pay rent on 5% of 60% of February sales, a letter from CorePower Yoga, they aren't going to pay rent, and someone in the comment section of the article said they received notice from Subway they weren't paying either.

I'm redoing the studio basement, turning the garage into a functional space (office, yoga studio, etc.), will modernize the kitchen (paint the cabinets, redo tiling, change countertops and sink), and the bathroom (updating almost everything in it).I bought the house at market rate, so I didn't "buy" a deal, but am hoping to leverage a few strategies to maximize the value we get from it.

My idea: in addition to shared laundry facilities in the basement, what if I also set up a small shared gym (a treadmill/ bike/ rower/yoga area, etc) and a flat screen TV or two and maybe a sofa?

I don't mind if a tenant works from home as long as that work does not create any strain whatsoever to maintenance of the property, or cause inconvenience, noise, and liability to anyone else.For example, buying and selling stuff, requiring UPS or FedEx multiple times a day for pick up, drop off, sometimes many packages on doorsteps; running a misery, conducting a yoga class, hair and nail, pet grooming, are all going to have frequent visitors that may park in neighbor's parking spaces, and you might be liable if a dog being groomed in unit C bit a baby being dropped off for baby sitting in unit B.
