@Vladimir Riché screening is really important, having a good lease, and as mentioned above, security deposit...you'll likely have to have someone co-sign since most college people don't work - thus no income to "afford" a rental property.

@Vladimir K.Hi VladimirA couple of reasons: The property is distressed and bank financing is difficult to obtain, the sellers want to defer capital gains and like to receive monthly payments, the sellers are motivated and want to sweeten the deal.

I'd push back against sharing my passwords too, so I've actually pulled back from that and after a brief beta test stopped pushing forward on that aspect of the automation - I'm happy to be at the leading edge of tech, but not if it's raising more Red Flags than Vladimir Lenin during the Russian Revolution with my borrowers.
