Get a transnational or private lender and buyers list set up before you go out and market, it's important to have that foundation set before you speak with sellers. 

My true question is does anyone know of a few transnational lenders that i could look up and actually work?

Occasionally, you can get transnational funding for an auction property, but you'll still have a long term issue if you can't get title insurance due to the nature of the auction.

@Dave BellThe problem with double closing is the additional transnational costs you'll incur for closing twice.if you assign your contract, your seller might have a problem with that.One alternative would be to contract the house to an LLC and sells the LLC to your buyer, providing that it is an option for them.

Then after you close on the property, release yourself from the contract for a wholesale fee.My reason for asking is trying to figure out how to close a wholesale deal when you aren't able to assign the contract, don't want to using transnational lending or a double close.

One of the brokers I work with uses a PM for his apartments who provides them with a QuickBooks P&L every month and can run a T12 and rent roll anytime for any period.It appears that I may have to create my own books from the transnational data provided by the PM or outsource it.

It is also recommended that you have some type of transnational lender in case you need to close.

I don't know specifically about her doing double closes, but I was very happy working with Lisa Davis at Trans-National Escrow on my Redondo triplex sale a few months ago.
