Exiting a Land Contract?

I found a buyer for a property I have under land contract right now. Is there a way to still be able to sell it myself and satisfy the land contract, or do I have to satisfy the contract first before I can sell it. Someone told me I could try a double close but wanted to see if there were any other ways out?
