All this turkey does is charge you for some "training," so you will be "prepared" when you go out looking for lots for him, but curiously, he buys none or very few of the lots he's sent.  

I want to make sure this is something I have no doubts about prior to jumping in.

This almost always means they are a land lord or the property is currently vacant and likely to sell soon.
