There is no charge to you vs using a relator who will just put it on the MLS and charge you a percentage at closing, the wholesaler gets his fee  rom the buyer.

If anyone cares to post ballpark/ROM figures for basic hook up costs, here is their situation: they are leech field septic, well water, city electric, natural gas hookup and no cable/satellite tv that would help tremendously.

By the time both of these qualifiers happen, there should be enough added equity from the mortgage paydown (thank the tenant) to cover those closing costs.Example:1 - By a property worth $100k for $100k2 - 20% DP = $20k = paid for equity3 - Cash flow on property = $4k/year4 - 5 years of CF recovers my cost (cash/DP)5 - 4 years of 5% appreciation = $121k in PV, which means the appreciated equity has equalled the paid for equity6 - Since it takes an added year (5 years) to recover my cost, I get one more year of 5% appreciation;  PV now = $127k7 - Cost is fully recovered, but my equity value is now down to less than 3 to 1 ($127k to $47k)8 - Property is sold for $127k9 - Take $47k (remember, the paydown rom the mortgage payments is paying the closing costs), and by 2 properties just like the original one.10 - $47k in equity now equals $235k (5 to 1), not the $127k it would have been if left alone.11 - Buying 2 more like the original also means your cash flow should double. *12 - Repeat...*  Note:  I'm showing buying 2 properties just to demonstrate the math involved of doubling everything.
