My name is Jose and I am brand new to the real estate investing/wholesaling niche. I am very motivated to begin my real estate career in wholesaling (the proper way) or flipping houses part time as I still am working my daytime job. Why not start with a house hack?  I have yet to see a better and safer way to get started that can have the most impact on getting out of the rat race.  Buy a duplex or SF and rent by the room.  Take advantage of owner occupant loans, eliminate your mortgage expense and free up your budget to scale your investments faster.
