Problem working with regular buyers is you take them all over the place and can only take one out a weekend at a time unless using a bus tour,etc.I focus on commercial and not residential but I know it pretty well.

On a boots-on tour, I'd NEVER say "no, stay away, just send me your $ and hope it comes out well" that's shady. 

Just the other week I was giving a tour to a potential Canadian investor, and they were shocked at how quickly a street goes from mid/high-end to....well, not as desirable.

I have heard of cabin / mountain market STR operators doing some kind of hiking package, or way to connect a guest to a private tour guide for an "upcharge" which gives the hike tour guide an income and the STR operator a nice upcharge too. 

Without taking a proper tour of the cabin and only driving by and seeing pictures of the inside.

In MN, where it's really normal for a tenant to tour 10, 20, 30 units before selecting one and getting it, yikes $500.
