the property with the most 3-5 year stuff should be on your short list to sell now if you're cash-strapped and you can at least cut your loss without having to inject more cash. 

It ended up costing us $50,000 in additional expenses across 25 windows because once we changed the windows, we had to bring the framing around the windows up to 2023 code - which required removing the already installed windows and reframing each window down to how the studs were strapped with metal straps down at the floor.  

I'm thinking about buying a laundry mat, but have no idea where to start. 

I will be strapped until I find another multi family to start making more profit.3. the house is listed as commercial i believe. 

I also don't want to be cash-strapped from using my W2 income to cover these costs.

If you never built before, then understand all the process of how much it takes to build a new home/modules before strap down all your cash in one place.If the number doesn't work for your current search, then keep on looking... instead of getting stuck on a bad deal that mitigate you from invest on potential good deals.Good luck

Not sure how much you know about FHA or if its something that you'd even be interested in, but for the cash strapped investor its an awesome way to get in the game. 

If a client was  in a bad place (or unhappy within reason) - I would do my best to help them as much as I can but I guess when you are having them all leave you have to hold on by the boot straps. 

I think you should maximize the guests and maybe offer a small weight set and yoga mat. 

I have just enough to complete everything, but don't want to strapped for cash in case something unexpected happens until I can finish renovating and get the property cash flowing again.
