At first blush, I thought she was very demanding and clean freak, but now the contract was signed, what should we do to protect ourselves?

I have some first blush ideas about what RE Investing options will be appropriate for my situation but time will tell after I learn more.

At first blush I'd say a NPV calculation combined with some sort of comps to get a price/unit is a good starting point.

You will more than likely not see a return on a kitchen remodel, but an extra bath might add some value.At first blush I wouldn't pay anywhere near those numbers, but again I am located in the midwest and most of my properties retail between 90 and 135k

At first blush, it seems like there would be a massive conflict of interest with having your bank as a lender. 

The wall's have a lip at the bottom and under that lip are the baseboards.
