Personally if you are looking to grow in real estate going the traditional method/way of getting good properties under agreement with traditional financing will get you to where you want to go faster than trying to find all the needles in a haystack.

Small roof repairs are usually fine to do, but ... the foundation should be corrected and settled back in place (usually 1-3months, depending on the method and what was done) before the roof is replaced, or you'll void all warranties that the roof had!

If major foundation work, you should wait 1-3 months to do the full roof replacement (depending on the method and how much was done).Example: If/when we do a full residential roof replacement, if major foundation work is done after that, any/all warranties are void!

As far as value add there isn't any one particular method I'm partial to. 

Whichever method of lead generation you decide on, aim to establish and maintain a relationship with prospective sellers. 

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

I am open to investing elsewhere but would have to explore other acquisition methods.

REI is filled with lots of shiny objects and you will success stories from all these different investing methods and it can be hard to stick to a path.

It’s all BS.If AI truly worked, there’d be no need for DMM, D4$, cold calling, or any of these other methods.

I would love to know whether it is possible to apply the BRRRRR method there or other creative financing over there as a foreigners.
