Kitchen cabinet handles were placed upside down, cabinet doors were installed backwards, electrical line for thermostat was ran on the inside of the bedroom exposed, trash swept into newly installs vents from the furnace, cracked tub, wall switches were installed sideways in some rooms, wall outlets were installed upside down on some walls, list goes on.

I tried to stay out of the way, but I had to stop several things from being done wrong—spaces between kitchen cabinets that were too small by at least an inch for the appliances to fit, a walk-in pantry being built that was too narrow for anyone but a child to get into.

The house needed significant updates, so we tackled the kitchen with new cabinets, countertops, and appliances.

I know I fund the deals and pay for the rehab . my clients put on brand new roofs  new panels all new wiring new plumbing windows siding cabinets etc etc..

That's not exactly an up and coming area -- I'd research who built them - can likely find that by going to the SG County Recorded Docs site or by seeing who pulled the permits during const -- Wichita has been on a duplex building boom -- look at the tax value -- They probably have that or less in it on the build - I also doubt they were built to be quality long term -- things such as the trim/cabinets etc -- they all look like the cheapest stuff a guy could buy - if the cabinets aren't oak and there is MDF or pine trim and pre-hung doors with engineered wood jams I'd run.  2-3 yrs ago for $180k -205 or so you could buy duplexes in Maize, Kechi, Valley center all day to builders that were selling them off to investors - not worth that in that area.

.- The kitchen sink was unsecured and fell into the kitchen cabinet.- My insurance was cancelled until I fixed roof issues.- Debris littered the recently occupied unit, the basement, and all over the back yard.As mentioned, we had an initial video walk through before the contract to purchase.

A complete overhaul of the kitchen and bathrooms, including cabinets, countertops, LVP flooring, electrical and plumbing fixtures.

-If you have ceiling heights for 48" wall cabinets, that's great.

Fix your cabinet with the missing door, remove the stickers from the mirror and window, close the toilet lid, sweep and mop the floors, use a wide-angle lens, and take pictures from an appropriate angle. 

I'd assume all vanities, lower cabinets, 3to 5ft of drywall and base will all need replacing.
