I started looking for properties in Coral Springs, Lighthouse, Boca, basically looking for B neighborhoods not to far from work, using FHA. 

Hey Will - we are based in South Florid (Boca Raton, Delray Beach area) and we are seeing some success with converting long term rentals to Airbnb short term rentals due to probably the same factors as you - close proximity to the beach, A/B neighborhoods, etc.We were hesitant to use one of these high cost Airbnb management companies as well, as they really dig into your cash flow.

Sosua has a very bad reputation as the other place where sex tourists go (aside from Boca Chica).

(I also go down to Palm Beach County because I routinely conduct certain other business in Delray Beach, and Boca Raton).  

-Purchase 3-5  SFH in high demand communities like Weston, Boca Raton, etc.- Purchase my first large scale Apartment building.  

It's that "similar sounding name", some guys out of Boca I believe. 

I know the office is on Boca Chica, across from the Home Depot.
