To be honest, I'm a little skeptical about the rent price point used in the 1-year projection provided to me, but unless I'm wildly underestimating expenses and set asides (i.e. % for vacancy), I should still make out OK if I need to rent it for a little less.

Pricing is going to vary wildly between NAS Pensacola and Scenic Hwy/I-10, but as others in this thread have mentioned, the market is UP...big time: @Dylan H. is right that fairly-priced properties typically have multiple offers within 24-48 hours.

Septic is no problem, get it pumped after rehab, which is after you run some water through the system from rehab use, but wells are a wild card.

The neighbor who told me also mentioned that the son had tried to get into her property as well, and that the older lady across the street was afraid of him because he lurked the neighborhood.Given that I knew, the tenant had to tell me about the incident.
