Look for distressed properties like REOs, short sales for on the market properties or get to know a wholesaler to get access to off market deals at good discounts off retail prices.

Wholesaling seems like a way I can get into real estate but \reduce my start up costs, I am hoping that I can get connected with other real estate investors and wholesalers in the Metro Detroit Area, I don't see a lot of marketing from wholesalers here so if not sure if that's a good or a bad sign lol.

I've established some relationships with real estate agents as well as wholesaler's in the Valley, but I'm interested in hearing both sides of the argument (i.e. folks who have used a real estate agent and those who have not).As a bit of background - This will be my first property that I purchase and expect to finance it using an FHA loan (3.5% down, leaving a cushion in my bank account for any unforeseen expenses).
