I would inspect the existing windows now and make sure they visually look appealing and function property.

The cleanout phase is certainly not the most appealing part of Real Estate, but it is important. 

Finished the basement, updated the windows and increased the curb appeal with planter boxes and flowers.

Also needs landscaping and curb appeal improvements like paint, some porch railing, etc. 

There’s a house I’m looking at, and I’m pretty sure I  can get a great deal, but I’m not getting a vision on how I could fix it to be visually appealing.

I know where I don't want to live surely not that appealing for others as well.

Identification of mold and risk assessment is beyond the scope of this visual inspection.

I ran the numbers in different ways to account for different scenarios: cash flow with PMI and without; cash flow with appealed taxes and without; cash flow at current rent rates, and cash flow with raised rents (after cosmetic rehab).
