At inception there is usually an option fee paid buy the buyer, which is not refundable.  

All other documents are pretty much standard and I can usually work with whatever the title company or borrower wants to use.

Now the terms at these auctions are usually $5,000 Deposit in Cash or Certified Funds due the day of auction; balance to 10% due within 5 business days, and Close in 30 days.

Do management companies usually take care of grass/snow/minor issues in the ten percent or do they bill it out extra?

I've purchased a used fridge for $200 that has done well for me over the years. some people prefer to buy new fridges rather than clean out their existing perfectly good one, and those discarded units taken away from an new purchase delivery are the ones that I usually end up buying once the retailer cleans them out and makes 100% profit.

That being said, I'm usually pretty fair and call landlord references, check pay stubs, and review application to see if they meet criteria, and before I'm about to accept, I request the credit/ criminal check to verify all of the information is correct.

I also am very busy usually free weekends and late evenings and there isn't anyone available during those times.

Side note, if the home is on a septic system it is usually on the owner to pump this.

When looking for possible buy and hold deals, I usually look in a few different areas of Philadelphia, but am interested in looking into Bucks County now, as i'm more familiar with the area.
