The business plan is to basically BRRRR these properties, purchasing at a discount due to the properties are underperforming, we are obtaining a construction loan from a lender, improve NOI and refinance a 1-2 years down the road and then hold long term. 

On a serious note, where is the best place you go to obtain docket sheets?

I would like t know if there are any pitfalls in investing in such a property.

I'm trying hard not to give up because I obtain so much knowledge and I'm very interested.

Once you have experience and a portfolio you may be able to obtain cheaper bank financing from a local institution, but getting started its either cash, private funds, or hard money.
