If there is a need for extended stay hotels, I don't know as I go and look to convert a failed Best Western.

I know several who rent properties and rooms out by the hour.They have been rather successful and appear to be paying the bills.Problems I see is higher vacancy rates (compensated in the rents) and cleaning duties.Finding prospects to rent on a reoccuring basis could be time consuming too, but they have a long list of regulars.Lots of competition with larger motels/hotels too.Renting out meeting rooms for seminars and small group meetings, even church groups that don't have theirown space is really a niche market.

We would like to rent from B until close assuming it is going to take longer then june 10 since our family is living in a hotel until close.Our realtor is hessitant to do this thinking that B will not be motivated in closing sooner.

Do you know any place where I could go, meet with different kinds of investors and get more knowledge and all that good stuff...I research the AZREIA and there is one meeting event that takes place, every 3rd Thursday of the month at a hotel in chandler, az...please let me know if you been there or if you are aware of others.

@Christopher Yates we've never participated in a court house auction but we have participated in an on site auction.com auction (on site meaning we were in a California hotel ballroom participating while other people were on line.)

It is a condo that can be used as a hotel by the operator of the building and there is an arrangement were any "room nights" are shared with the owner.
