Everyone has their own process, but I recommend starting in excel with a unique ranking system based on the inputs that concern you the most.

From the beginning it was cash flowing more than it is now but because insurance & HOA went up I started breaking even for almost a year.

All the original people who I started out with have been moved to a different position or moved on to other opportunities. 

The Nashville/Central TN market has been hot but is starting to cool, but rates are now down, giving me hope.

If there is any other suggestions to help me get started please let me know because I want to pursue this wealth building strategy.

Lastly, if divorce is in the back of your mind...or your wife's.... as an option when things get rough, don't start a business together.

If they aren't interested in a better unit, then I would respectfully ask them to start looking for another place to live.
