My first post on BP, I've been a lurker for a long time.I sold my e-commerce company last year and have been doing some real-estate investing, I've bought and fixed up several personal homes over the years and have always wanted to get into real-estate investing.I live in CA, and I bought my first investment property in Temple Texas at the beginning of the year.

With nobody able to see the unit in person, I had no competition negotiating and was able to get the house for over 20% under asking whereas it should have sold for full asking or slightly over on the open market.

My initial idea was 10-20% down with 7% interest rate for 10 or 15 years after doing research. 1 person suggested a balloon at the end and another person advised against it.

Nice area though and properties probably will hold their value as long as kids go to school in person at a building/campus.

Akron and Canton may cashflow a bit better but I personally don't see as much of long term growth in those cities.

So, while taking into consideration the age and condition of the damaged item at move in and the time the tenant was renting for is a factor, I personally don't think using a strict IRA depreciation schedule makes sense.
