Novogradac is a good resource to learn more.The potential tax advantages are exciting but I advise you to do due diligence on OZ Funds that you are considering (i.e. compare fees, sponsor experience / track record, identified assets, real estate projects, etc.).

I also plan to roll over our old 401k accounts to these later too.Or, does each LLC's have to sponsor separate Solo 401k for me and my wife?

No matter which strategy you decide to pursue, the quality of the sponsor (operator) actually carrying out the project is one of the most important factors.  

Most of the Government Sponsored Entities (GSEs) were set up to help home ownership not investors.

This gave them an introduction to the real world of investing and let them to build on their education in the world of multifamily investing before taking on active investing.As a passive investor you can legitimately ask questions of the sponsor.

@Gabe Goudreau, I have traveled down this path already and I can share some quick things that I went through, you can check out my background on this thread: I quit my CPA Job to buy Large Apartment BuildingsFrom my experience and since this is your first deal, the arrangement you shared of 50/50 or 60/40 would definitely be rare.You will probably need a loan sponsor and you need this person more than they need you.

I didn't find the deal, wasn't the loan sponsor, and wasn't the operator.
