Moreover, if he isn't willing to contradict and prove the allegations discussed, ad nauseum, on these forums are false; and that the Avon deal he spearheaded and sponsored on Groundfloor wasn't a fraudulent transaction, then BP should take measures to keep him and others preying on newbies off this board.

Novogradac is a good resource to learn more.The potential tax advantages are exciting but I advise you to do due diligence on OZ Funds that you are considering (i.e. compare fees, sponsor experience / track record, identified assets, real estate projects, etc.).

@Gabe Goudreau, I have traveled down this path already and I can share some quick things that I went through, you can check out my background on this thread: I quit my CPA Job to buy Large Apartment BuildingsFrom my experience and since this is your first deal, the arrangement you shared of 50/50 or 60/40 would definitely be rare.You will probably need a loan sponsor and you need this person more than they need you.
