How is maintenance handled and what specific info is shared with owner & when?

As a broker, I'm always trying to find the best deal for the specific client and property.If you are looking for local private money lenders, your local real estate investment groups might have some leads for you as well.Most institutional private lenders are going to need an appraisal/valuation of the property, and permits to be issued for the construction of the building (if your area requires it). 

I specifically recommend investing in the Dallas/Ft.

OK from me someone who has been funding cash flow props in the mid west and specifically Ohio for a few decades.. 50k houses are in the worst neighborhoods of any city in Ohio and cant be fully turn key.. other than some very small little rural towns this might work.. but if its any of the bigger MSA's  Cleveland Cinncy Columbus ( here come the Columbus agents :) who in my mind pretty straight shooters) Dayton Toledo etc..

It seems like it is ran similar to section 8 housing with vouchers and specific property requirements. 

Now the really specific part is that it is in a retirement community, if anyone can share both negative and positives of renting there, it would be greatly appreciated.

Specifically 1) what is the total market share available (especially since you want to stay in that market not grow into others) 2) who makes up how much of that market share? 

What specifically do you need help with for a fix and flip? 

I'm happy to hear any suggestions you have around specific neighborhoods to look in.

It is landlord-friendly, and specific pockets have gone upwards of 2-4x in the last 5-10 years.
