Buying a rental in a retirement community

I am extremely new in this field, but I have a partner who has been pushing me extremely hard to go all in with him investing in a rental property in a retirement community. I am young and he is of the retirement age, which is why it would work when we bought it. But I have really been trying to get myself to research and understand everything about rentals. Now the really specific part is that it is in a retirement community, if anyone can share both negative and positives of renting there, it would be greatly appreciated. Thank you
