If you have yet to assemble the team of boots in the ground I would reccomend the flight even more, to see the property and shake hands with "the team".

Our Team Members at Flowers and Associates was able to turn this property around for the client and is now scheduled to moved in by a vet through one of non-profits we partner with.

Either way, a competent agent will help you navigate your options and there's nothing preventing you from talking to one.I think most people here on BP would agree that a good real estate agent is one of the most important team members you can have. 

Try teaming up with an investor that can afford the down payment and if you have good credit you can put the renovations on 0% interest credit cards then pay them off when you refinance or flip the property. 

I'm wondering if anyone would like to team up and try to tackle and analyze some deals together. 

@Jay Hinrichs and the others are correct - you need to learn a little more about local code and build a good team.

Does your team specialize in the student area or have a marketing approach to that area (SU, SUNY, Crouse)?

He is meeting all the requirements from the team that he has to meet.

If you plan on growing your portfolio get the team in place, CPA, Lawyer and Investment Agents, a few lenders.
