This is the most important skill to learn and master. 

You also want to streamline your skills to help someone in the business, so like @Evan Polaski said, when you go to REI events and meet investors you have a skill set that can help them and you in turn, can learn.

Goal is to have a single family that needs some rehab to continue my skills in rehabbing by myself.
