In my discussions and through networking and meeting other wholesalers in South Florida, Ohio, and other areas of Florida what has worked well and been consistent with bringing leads has been bandit signs.

I say that because when I went to sign up for BiggerPockets a few months ago, I realized that I had already had been a member since November of 2015!!

I've signed up for Bigger Pockets in hopes to network with flippers and wholesalers in the Southbay Los Angeles area so i can learn the trade and also help out were i can. 

I will go see it as soon as the contract is signed and before I spend any money.

There's tons of homework that goes into selecting the right market and, most importantly, the right provider.

A few months ago my dad and I decided to get ourselves educated about REI and coincidentally noticed that the current tenant is living in the house without a signed lease.

I often have a new tenant signing a lease within 48 hours.

Have I signed over the title after the downpayment or do I retain title until the note is fully paid? 

@Brian Garrett   Yea he'd have to if they're only staying weekly which could be a bad sign.
