Did you get a tenant estoppel form that detailed the security deposit rent etc. when you purchased?

So when I returned home I went to check and both locks were functional, though I didn't open the door because I didn't want to trigger the security system.

Do I have the right to keep his entire security deposit?

Heard of the BRRR method?  

Average DOM 16 days.Buy and hold methods, I would think, can work well in this market.

the only thing I was trying to avoid was any major costs to repair that wont be covered with there security deposit .

In the meantime I plan on looking for other houses to turn straight into rentals using the BRRRR method.

@Jeremy Marshall - as an upstate NY investor who has experience with many of these heating methods(natural gas forced air vs electric resistance heat, as well as gas/steam, oil/hot water, natural gas space heat,) I strongly recommend natural gas forced air over electric baseboard heat.
