So, redoing your numbers assuming self management I get a 15% cash on cash return.I know my home has not required anywhere near 1,000 in repairs and maintenance every month.Pretty sure I didn't claim you would spend $1000 a month on repairs.

If I remember correctly, this contradicts what I learned in my real estate classes -- while an unrecorded deed may not protect against third-party claims, the deed itself still defines a legal conveyance of title/ownership.

These types of requests are granted regularly because this request avoids "spot zoning" illegalities and provides a loop-pole in those cases where the requested property has a hardship based on its current zoning.

What was the last rent or mortgage, was it near the same amount and paid on time, that should tell you what to expect.Looks to me like he might be fine, I wouldn't get that tied up in what he claims as an expense in his self employed ventures....:)

The allure of vacation rental property seems to surpass the mundane of just regular old rental property not at a great location.The mystic of resort property is so much stronger that people who would not buy rental property end up buying vacation property and rationalize the expenditure by saying that they'll get to vacation at their own place AND get renters to essentially pay for their vacations.
