If it were me, I would find comfort in having a couple of stable/recession-proof tenants.Only you can answer the question for yourself.

But with that being said, I'm noticing a trend of strident attacks in both social media and the press related to rising rental costs in the US anytime discussion of lower home ownership rates since the Great Recession ended.  

Assets are expensive now, but they will adjust as we enter a recession and rates continue to climb.Owning real estate is a business, and if you can't make a profit, then there is no reason to be in the business.

As this occurs the next step for the "woke" investor is to look at alternative investments, specifically Commercial Real Estate as way to diversify and hedge against inflation and recessions. 

I sold it a couple years before the "great recession" began to buy my first multifamily,  a triplex.   

Being that this prospect tenant is in a recession proof job and has a long employment history and has never missed a payment...I dont see no issues with renting; especially if their previous landlords confirms good rental/payment history.

We're drivable, affordable, we did well through the recession and are doing well as we come out of the pandemic.  

What is great about this market is such a diversity of industries that employ people that the area is relatively recession proof.
