There is a $100 late fee for any payments received after the 5th.

@Stephen BarnabeiA few thoughts: Under the PAR Standard Agreement of Sale ("AOS"), I believe the seller has the right to demand a free copy of the title commitment, mortgage documents, and any inspection reports.

I received the make ready estimation more then 3 weeks later (Dec. 17).

I brought all the proper documentation (power of attorney and LLC resolution), still nothing.

The tenant signed the document but still no co-signer signature or deposit.

I received my house through a quit-claim deed after a family member passed away.

They would receive 75% of this money at closing, but the other 25% would either be held in escrow, or owner financed (not sure which would work better) until I resell the house.

I think you can document you did everything within reason - i.e. you had it professionally treated prior to move in, you had it professionally treated again when they complained of a problem, and you attempted to follow up professional treatment but tenant would not cooperate.
