For my family rental we have had the worst experience and lowest quality tenants coming from the rental sites (Airbnb and VRBO).

I’ve used the MLS in the past, which I find to be effective in finding high quality tenants.

It was not a great experience working with this contractor, I was not thrilled with the quality of their work.

Lots of money does not necessarily equate to lots of quality.

Frankly I'm surprised that you can't find  good quality agent who is willing to pay for warm leads - maybe go to Zillow and contact some of their "FEATURED AGENTS" since they are already paying Zillow for just that.

I pay my crews damn well, and I expect matching quality and production, and I get it, we have a win-win relationship.

You might have bought a higher cap rate but tenants and quality of location might not have been an A.For location you can have A,B,C,D and tenant quality (mom and pop tenant single operator, mom and pop tenant multi-unit operator, franchisee single tenant operator, multi-franchisee location operator, national tenant (private credit), national tenant (publicly credit rated but not investment grade), national tenant (investment grade).Then you get into how many locations or type of credit is backing the lease and a ton of other factors.
