Nothing prevents a Realtor from selling to friends. :)

If things break, they get fixed, but there has been no regular or preventative maintenance done on anything within the unit in at least a decade if not longer.

Do those of you that own buildings do a scheduled, preventative, spraying for bugs?

BUT that will come at a much higher risk because the newbie's lack of experience might cause the deal to result in a loss, and if you are a newbie too you can't add much value to prevent the deal from going awry.

There is a lot that can be done to prevent flaky buyers.
