Do any Los-Angeles area apartment owners have recommendations for a property management company that operates in the San Fernando Valley, with buildings with about 10 to 15 units? 

Hi Priti, I am based in Los Angeles, CA but invest OOS in my hometown of Indiana. 

But I have lean eventual exits like LOs and SF so YMMV.

I'm in Los Angeles where a lot of landlords have been burned, I would want to make sure the tenants have been paying each month. 

This city has its own and was much easier to work with than LADBS (Los Angeles department of building & Safety).

I am in the Los Angeles area, have been investing more than 50 years in single-family and multi-unit properties is several states and I have not been able to find homes or multi-unit properties where the numbers make any sense for about 3 years and I hear the same story from many other experienced investors.

@Robert Los - I am familiar with the process but haven't purchased any Chicago tax liens. 

I had property in San Mateo and Los Gatos that never made a nickel for 30 years from cash flow.
