Nick,W-9 and 1099 aren't all that painful IMO, since the W-9 is a one-time form for the contractor to fill out - and since Quickbooks tells me how to fill in the 1099 in January anyway.

A couple of other things you may not have tried.In my buying area, there is a town where the US Postal mailing addresses are different from the addresses that the tax assessor has on record; makes it a pain to sometimes figuer out info on a property.

i realize this is a pain, but sometimes i have to remind him that yes, filling in 10 contracts is a slight inconvenience, but he will be making a nice commission on at least one of them.
