Numerous boarded homes and substantial vacancies would put a property in a D or F class. 

I could see Belton/Temple gaining some appreciation as it is right off I35 just North of Austin and South of Waco.Killeen has some pretty nice areas, but also has a lot of "war zones", so just be careful on picking an area depending on what class of property you are wanting. 

What I have learned is that age doesn't matter, there are numerous ways to speed up the experience and knowledge process. 2 years of hustling puts you 10 years ahead.
