@Kevin Goodwin surprised you don't have to disclose Mass...we have to in IL I'm kind of wondering if your "school" paper is now too informal after you disclose your an agent.  

Based on my understanding of FTC regulations, I can't send out mass text messages to people who haven't opted in.  

Have them send you the letters and mail them from a local post office so you keep continuity in your attempt to make your mass market piece look personal

I've listened to a lot of the podcasts talking about yellow letters and the such, but I'm also aware that mass marketing has a very low return rate. 

They target "mass-appeal" properties between $200-300k and that kind of inventory is getting harder to come by, at least in Phoenix.

Right now cold calling and mass texting is the "in" thing, so I'd suggest doing something completely different.

Otherwise, you might as well just do mass-mail, broadcast marketing to all households or change media to TV or radio or (dread) online media.

Most people who have big budgets to spend on marketing can just send out these mass letters and can just cross their fingers.But I will say it will best to approach it from the educational stand point.
