I'm not sure what other kind of liens I would have to be concerned with if it is indeed the first mortgage that is being foreclosed since it wipes out junior liens (2nds, mechanics, etc).

If they already completed the work according to the contract then you have to pay them, otherwise they can put a mechanic's lien on your property.
