Before you say 'you should have the money to get into a contract' I normally wouldn't be in this situation but I've just closed on a property that was all cash 2 weeks ago and a friend calls me on a property that's truly an amazing deal that I want to get into contract (has stable tenants renewing contracts above market, I can get for under market).

I'm quite fond of the market myself. 

Does KC feel like a good market for that, for the people that are there?

I will be making another purchase by June of next year, so there is plenty of time to find my perfect market. 

But I am aware of the marketing behind the leads and understand it to be sound.

My market has 15k-20k people to so that can make a differene too.

I was thinking about hiring a marketing specialist to get me started but I'm not sure if that would be the most cost effective method for someone beginning their real estate career.Based on your experience, do you think that having a specialist from the beginning would be beneficial or do you think I can get by on my own in the beginning? 

Hey Matt, I wouldn't say it's a deal breaker but it depends on the target market for this property.
