This area is what could be described as the perfect storm of foreclosures, new renters, property values that have dropped like a rock, but are climbing steadily (slowly though).

I've tried to ask this in a general way, but for anyone who knows the area, we're looking in Cedar Park or Round Rock, TX, more or less near the Lakeline mall.If we buy, the options are:1.

Little Rock probably is not hit as hard as other parts of the country.I don't solicit for deals personally, but I get a lot of this collarteral sent to me on house's we own all over the US>..

Depending on your market, I would use their numbers as a rock bottom price.

Why doesn't your realtor go to the listing agent's office and say I like to talk to the agent who has this property listed and say out loud I have a buyer, but you never return my call, and most agents don't like to be called out in front of their broker or friends?

Out of remaining 30 leads 25 of the owners will tell me to kick rocks. 5  leads will result in 5 appointments made and 5 offers made.

I live up in Round Rock, so although I’d love to get out to the networking luncheons I really can’t make meetings until the evenings.

Invite some buddies over, get a case of beer, and some loud tunes.
