Is there a general calculation for determining if a deal will work using the BRRRR strategy?

Would love to know what course of action would be the best and most effective strategy. 

Some cities do require them to register and have insurance, but that is no guarantee of the work or quality.While many will fight you on this, my suggestion is to never pay up front. 

I would be happy to hop on a call sometime and talk strategy. 

Everyone knows their own finances and what strategies work best for their situation.  

New to all of this, need to insure home for rental.

Best long term strategy would probably to take an active role and receive some of the income as "ordinary" income or even payroll for yourself, and the rest as dividends to limit tax liability.

Get it stabilized with a good tenant, a little lower rent if you have to, I am tempted to suggest skip the PM and put your own time in - but I don't know your people skills.As an exit strategy, either keep them rented or sell them to your tenants with a lease option.

As a younger professional with zero debt, I'm interested in learning more about the analysis and purchasing process of multifamily properties with the intent of executing an owner-occupied strategy.
